Why Fences Lean in Florida, and What Actually Stops It

Drive through any Orlando neighbourhood built more than ten years ago and you can pick out the fences that were installed properly, because they are the straight ones. The leaners are not leaning because the pickets were cheap or the panels were badly made. They are leaning because of something buried in the ground that nobody looked at when they compared the quotes.

A fence is a lever, and the wind is pushing on it. A six-foot privacy fence is a solid sail: it catches every gust of a Florida afternoon storm, and all of that load arrives at the top of a post and tries to rotate it. Everything holding it upright is below ground. That is the whole engineering problem, and it explains why two fences that look identical on day one look completely different in year three.

Central Florida soil makes it harder, not easier. Much of the metro is sand under a few inches of topsoil, and sand does not grip a post the way clay does. It drains fast, which is good, but it also gives way under sustained pressure and washes out from around anything that is not properly encased. A post tamped into sand with the spoil that came out of the hole has essentially nothing holding it.

So: depth first. A third of the total post length in the ground is the rule of thumb worth insisting on — a six-foot fence wants a post buried close to two feet, and the gate and corner posts want more than that. Shallow holes are the single most common corner cut in this trade, because they are fast, invisible the day the fence goes up, and take two rainy seasons to show.

Then concrete, properly. The hole should be wider at the bottom than at the top, which gives the concrete footing a shape the post cannot be pulled straight out of, and the concrete should come up above grade and be sloped away from the post so water runs off rather than sitting against it. A wood post standing in a concrete cup that holds water will rot at exactly the depth where all the load is concentrated.

Then cure before you load it. Concrete needs time before anything is hung on it, and a crew that sets posts in the morning and hangs panels the same afternoon is loading footings that have not gone off. It is why we come back rather than finishing in one pass, and it is worth the extra day.

Gate and terminal posts are a separate calculation. A gate post carries a swinging weight that slams several times a day; a chain link corner post carries the tension of the entire run pulling sideways. Both need to be bigger and deeper than the line posts either side of them. When a gate starts to drag, the post has usually rotated — the gate itself is often fine.

If your fence is already leaning, the good news is that it is usually a repair rather than a replacement. If the posts have rotated but the timber or vinyl is sound, we pull the failed posts with their footings, set new ones properly and rebuild the panels onto them. If the posts have rotted through at grade, that section has to come out. Either way, the honest test is the same one you can do yourself: push the fence hard at the top. If the post moves in the ground, the ground is the problem. If the post flexes but its base stays put, the post is.
